Hiring guide
How to hire the right pro
Ten simple checks that protect your home, your wallet and your peace of mind.
1. Check the license
Many trades, like electrical, plumbing, HVAC and roofing, require a state or local license. Ask for the license number and look it up on your state licensing board website.
2. Confirm insurance
Ask for a certificate of general liability insurance, and workers compensation if the pro has employees. Call the insurer if anything looks off.
3. Get it in writing
A good estimate lists the scope, materials, timeline, price and who pulls permits. Vague quotes lead to surprise bills.
4. Compare at least three quotes
Prices vary a lot. The lowest bid is not always the best value, and a much lower price can mean corners are being cut.
5. Watch the deposit
Be careful with large upfront payments. Some states cap home improvement deposits. Tie payments to finished milestones and avoid paying in full before the job is done.
6. Ask about permits
Bigger jobs often need permits and inspections. Permits protect you, and unpermitted work can cause problems when you sell or file an insurance claim.
7. Read reviews the smart way
Look for patterns across many reviews, not one glowing or angry post. Notice how the pro responds to complaints.
8. Know the red flags
Door to door offers after storms, cash only deals, pressure to sign today and no physical address are all reasons to slow down.
9. Get lien waivers
On larger projects, ask for lien waivers from the contractor and major suppliers when you pay, so you are not billed twice.
10. Keep a paper trail
Save the contract, change orders, receipts, photos and messages. Warranties are only as good as the paperwork behind them.
This guide is general information, not legal advice. Licensing, permit and deposit rules differ by state and city, so check with your local building department or state licensing board for the rules where you live.
